If you are both moving from the property, you will be "breaking" the lease. Depending on the lease you signed, that may mean a fine, having to pay the remainder of months on your lease in full, or just finding someone to sublease. Sublease means that you find someone willing to take on the remainder of your lease and sign in your place, effectively removing both of you from the equation.
If you are the only one moving out, I would contact your landlord and explain that you and your fiancee agreed that you would she would be staying and you would go. Ask that he please remove your name from the lease. You'll probably want it in writing. Some landlords are pretty band about going after you later if money is tight. (sad but true)
