If you didn't already give notice to terminate your lease, you may already owe rent for May and June. You can move out at any time, but you should at least try to negotiate something with the landlord that works to your mutual benefit (they get the vacant unit sooner, you get some rent refunded or waived).
The landlord would sue and the judgement would go on your credit and block you from refinancing in the future, and possible even be turned into a lien on your new house collecting interest requiring it be paid off before selling your own house.
Here is the good news. When you rent, you pay upfront each month, making your last rent payment May1, When paying a mortgage you pay in arears, making your first mortgage payment not due until June 1. Congrats on home ownership, don't shoot yourself in the foot.
Nothing assuming you still pay your rent like you said you would.
If you don't pay your rent for May, or didn't give proper notice prior to May 1, then your landlord would have the option to collect the money owed. They could do this through court or they could find a lot of cleaning and damages which takes all your deposit.
You can leave anytime you want. You owe rent until May 27, and if you did not notify the landlord according to state law as it pertains to advance notice, you will be owing rent for June, too.

You'd still owe rent for May

You'd still owe that month's rent.
You'd still owe them the rest of the rent. It they have to take you to court to get it, you'll probably have to pay their expenses to sue.

You pay the rent for May.
Happen? You would owe the balance of the rent as per the lease.
Nothing, but you still own the rent.
