I rented a room from a crazy lady in March 2018 (didn’t know this until afterwards). She does not live in the house. Her son in law was living there until he decided that he couldn’t take her craziness anymore. After that, she started coming over into the house every day, even waking me up while I was taking a nap just to talk to me. The lease says that I rent the entire house and it also says that she has to give me a 24 hour notice before entering and give me a valid reason. She is trying to evict me because I was getting very tired of the harassment and called the cops when she would show up out of the blue. I also set up an alarm system (and no she did not ask for the code) I have searched EVERYWHERE searching for laws on how often your landlord can come into the house of a room you are renting just to annoy and talk to you. I asked her to please stop but it fell on crazy deaf ears. What do I do????

You say you are only renting a room and then you say you are renting the entire house. When you talk with judges and police and sucj- be very clear and concise and truthful. Keep the facts clear so everyone understands what is happening. ---Also I advise to not rent from a crazy lady- to accept her offer to move out. But also to not call her a crazy lady even if she is not in the room.
"The lease says that I rent the entire house and it also says that she has to give me a 24 hour notice before entering and give me a valid reason." then that is what she needs to give you............ the police do not deal with landlord/tenant issues, it is a civil matter not a criminal one................ and as you have installed an alarm system without permission you are breaching the contract and she can tell you to leave and give you notice to do so, ONLY if you don't leave will she court evict you as ONLY the court can evict.......... and if it gets to that then you will find no landlord who will rent to you.......so start packing, look a=for somewhere else and leave
You would have been fine defending yourself in court had you not installed a security system without her permission. Even if she agrees to it now, you have to let her know the code. It is HER house. The landlord is entitled to have a key/a security code. So, you violated your lease by installing it so you will be evicted. There is a national hotline for landlord complaints. That is what you should have used. You also could have hired a lawyer to write her a letter to advise her of "your" rights, to basically put her in her place. It is NOT a police matter. It is a contract dispute matter, a civil matter. You were wrong in calling the police - another reason why a judge would frown upon your behavior and decide to evict you. Advice: Tell the landlady that you will agree to pay a two month penalty to break the lease and you will move out by the end of June if she will agree to not legally evict you. Hope she goes for it. If the lease is a long, she may not agree. Ask anyway.
you did the right thing by calling the cops. Next time she shows up UNANNOUNCED, show her where it says in the lease that she is REQUIRED to give you 24 hours notice, and TELL HER that if she violates the provisions again, you COULD have her arrested for TRESSPASSING, even though she owns the property.

You should be able to ask the police what your rights are as a renter and what you can do about your landlady. The laws are different in different states and different countries, and you don't say where you live, so it's kind of hard for me to give a better answer.
