I would think it is a discussion you need to have sooner rather than later, if you are both signed on the contract and you do not to sign a new contract and wish to leave then the sooner the roommate knows the better as they can then decide if they wish to also give notice and leave as well, renew in their name only or find someone else to sign a new contract with to replace you
